{"id":241906,"date":"2025-02-18T21:18:36","date_gmt":"2025-02-18T20:18:36","guid":{"rendered":"https:\/\/www.prijedordanas.com\/?p=241906"},"modified":"2025-02-18T21:18:36","modified_gmt":"2025-02-18T20:18:36","slug":"u-prijedoru-ekspanzija-stanogradnje-stanovi-nikad-skuplji-a-potraznja-ogromna-video","status":"publish","type":"post","link":"https:\/\/www.prijedordanas.com\/?p=241906","title":{"rendered":"U Prijedoru ekspanzija stanogradnje: Stanovi nikad skuplji, a potra\u017enja ogromna &#8211; VIDEO"},"content":{"rendered":"<p><a href=\"https:\/\/www.prijedordanas.com\/wp-content\/uploads\/2025\/02\/kozarski-stanogradnja.jpg\"><img loading=\"lazy\" decoding=\"async\" src=\"https:\/\/www.prijedordanas.com\/wp-content\/uploads\/2025\/02\/kozarski-stanogradnja-300x225.jpg\" alt=\"\" width=\"300\" height=\"225\" class=\"alignleft size-medium wp-image-241907\" srcset=\"https:\/\/www.prijedordanas.com\/wp-content\/uploads\/2025\/02\/kozarski-stanogradnja-300x225.jpg 300w, https:\/\/www.prijedordanas.com\/wp-content\/uploads\/2025\/02\/kozarski-stanogradnja-640x480.jpg 640w, https:\/\/www.prijedordanas.com\/wp-content\/uploads\/2025\/02\/kozarski-stanogradnja.jpg 667w\" sizes=\"(max-width: 300px) 100vw, 300px\" \/><\/a>Ogromna potra\u017enja za stanovima dovela je do ekspanzije stanogradnje u Prijedoru. <\/p>\n<p>Prema statisti\u010dkim podacima cijene po kvadratu su porasle za oko 15 odsto, u pore\u0111enju sa istim periodom godinu ranije.<\/p>\n<p>\u201eOd lokacije zavisi i sama cijena,  jer su ve\u0107a i renta i ure\u0111enje i komunalna izdvajanja prema njima tako da u samom centru grada cijena po kvadratnom metru iznosi  oko 3. 000 KM s ura\u010dunatim PDV-om, dok na udaljenosti oko kilometar od centra cijena je oko 2. 500, 2. 700 KM i takvi stanovi u ovom vremenu brzo na\u0111u svoje kupce.\u0160to se ti\u010de te prosje\u010dne  cijene ona je za sad prilagodljiva,  jer poskupljenja na samom tr\u017ei\u0161tu gra\u0111evinskog materijala, poskupljenja obaveza prema radnicima uslovljavaju i porast cijene kvadratnog  metra\u201c, isti\u010de Dragan Gruban, izvr\u0161ni direktor jedne od prijedorskih agencija za nekretnine.<\/p>\n<p>Trenutno je u Prijedoru u izgradnji 12 projekata, a novi se najavljuju.<\/p>\n<p>Najpopularnije su lokacije u samom centru grada,  gdje se grade zgrade do 30 stambenih jedinica, jer po regulacionom planu vi\u0161e spratnosti nije dozvoljeno.<\/p>\n<p>Prosje\u010dne kvadrature stanova u izgradnji su od 35 do 65 metara kvadratnih, izuzev onih na vi\u0161im spratovima \u010dija se veli\u010dina prilago\u0111ava \u017eeljama kupca. <\/p>\n<p>Brojni gra\u0111ani Prijedora smatraju da su cijene ogromne i da nisu prihvatljive za ljude s prosje\u010dnim primanjima.<\/p>\n<p>Gra\u0111ani Prijedora ka\u017eu da su cijene previsoke i da niko s prosje\u010dnim prihodima  ne mo\u017ee sebi priu\u0161titi kupovinu nove ili polovne nekretnine.<\/p>\n<p>\u0160to se ti\u010de cijena polovnih stanova i one su u porastu, pa renoviran stan ko\u0161ta po kvadratu   od 1. 600 KM pa na vi\u0161e.Potra\u017enja je i za garsonjerama.Sko\u010dile su i cijene kirija.<\/p>\n<p>\u201e\u0160to se ti\u010de kirija one su se ve\u0107 ustabilile u ovom periodu gdje prosje\u010dna cijena zakupnine za jedan manji stan mo\u017ee biti 350 KM, dok ve\u0107e kvadrature preko 50, 60 kvadrata kompletno opremljen stan mo\u017ee ko\u0161tati oko 500 KM mjese\u010dno zakup plus re\u017eije\u201c, ka\u017ee Gruban.<\/p>\n<p>Aktivna potra\u017enja za stanovima dovodi do toga da se skoro uvijek tra\u017ei stan vi\u0161e. U Prijedoru svaki mjesec kre\u0107e izgradnja jednog objekta s 20 stanova i dok je na godi\u0161njem nivou ranije gra\u0111eno 60 stanova, sada se izgradi i do 160.<\/p>\n<p>Kupci stanova su uglavnom ljudi iz dijaspore i oni koji sigurnijijim vidom \u0161tednje smatraju ulaganje u nekretnine.
