Sa druge strane, imamo i situaciju da je Investiciona razvojna banka (IRB) Republike Srpske ograni\u010dena mogu\u0107nostima za finansiranje te kupovine tako da veliki broj stanova \u010deka finansiranje od strane banaka kako bi se ta kupovina i realizovala&#8221;, kazao je Ra\u010di\u0107.<\/p>\n<p>Dodao je da je te\u0161ko prognozirati da li \u0107e to uticati da do\u0111e do pada cijena nekretnina<\/p>\n<p>&#8220;\u010cinjenica je da \u0107e i sama potra\u017enja u narednom periodu diktirati gradnju stanova&#8221;, kazao je Ra\u010di\u0107.<\/p>\n<p>Dragan Milanovi\u0107, direktor Agencije &#8220;Remax&#8221; Banjaluka, za &#8220;Nezavisne novine&#8221; isti\u010de da je primjetno da je u najve\u0107em gradu u Srpskoj do\u0161lo do pada potra\u017enje.<\/p>\n<p>&#8220;\u0160to se ti\u010de cijene stanova u novoj gradnji, ona nije padala, a \u0161to se ti\u010de stare gradnje, to je individualna stvar. Kad du\u017ee vrijeme neka nekretnina stoji u oglasima ili je neka cijena previsoko formirana za taj momenat i ne mo\u017ee da se proda, a ljudima se \u017euri, onda se oni odlu\u010de da koriguju cijene i tako se na nekim primjerima mo\u017ee vidjeti da je do\u0161lo do pada cijene stanova&#8221;, kazao je Milanovi\u0107 i istakao da generalno nije do\u0161lo do pada cijene, ali dodaje da nije bilo ni rasta.<\/p>\n<p>Dragan Gruban iz Agencije za nekretnine &#8220;Agent Enex&#8221; iz Prijedora kazao je da je po\u010detkom ove godine bila ekspanzija prodaje stanova, kada su se prodavali stanovi za jedan dan.<\/p>\n<p>&#8220;I dalje imamo stabilnu prodaju, jer cijene kvadrata u centru grada se kre\u0107u od 2.500 do 3.000 KM&#8221;, kazao je Gruban i istakao da cijene padaju kako se udaljavamo od centra.<\/p>\n<p>&#8220;Stanovi se i dalje prodaju, ali ne kao ranije&#8221;, kazao je Gruban.<\/p>\n<p>Milenko Stani\u0107, ekonomista, isti\u010de da su cijene nekretnina u Srpskoj previ\u0161e &#8220;naduvane&#8221;.<\/p>\n<p>&#8220;Tra\u017enja je zna\u010dajno smanjena i logi\u010dno je da bi smanjena tra\u017enja trebalo da zna\u010di korekciju cijena nani\u017ee, ali na tr\u017ei\u0161tu nekretnina taj pad ne ide o\u010dekivanom dinamikom&#8221;, kazao je Stani\u0107 i dodao da u manjim sredinama ve\u0107 dolazi do ni\u017eih cijena.<\/p>\n<p>&#8220;\u0160to se ti\u010de ve\u0107ih sredina, poput Banjaluke i Bijeljine, padanje cijena ide dosta manjim tempom&#8221;, kazao je Stani\u0107 i dodao da se tek naredne godine mogu o\u010dekivati ni\u017ee cijene nekretnina kao konkretan odgovor na smanjenu potra\u017enju.<\/p>\n<p><a href=\"https:\/\/www.nezavisne.com\/ekonomija\/trziste\/Hoce-li-manja-potraznja-spustiti-cijene-stanova-u-Srpskoj\/857953\" rel=\"noopener\" target=\"_blank\">nezavisne.com<\/a><br \/>\nfoto &#8211; ilustracija<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Iako u Republici Srpskoj pada potra\u017enja za nekretninama, na\u0161i sagovornici ne mogu da preciziraju da li \u0107e to uticati da cijene stanova kona\u010dno budu ni\u017ee.
